Sell First or Buy First?
Sell First or Buy First?
The question that has launched a thousand kitchen table arguments.
Let's be honest with each other right from the start.
This decision — whether to sell your home before buying the next one, or buy before you sell — is one of the most genuinely stressful choices a homeowner can face. Not because it's impossible to figure out, but because so much is riding on it. Your money. Your family's comfort. Your sanity.
And yet most advice out there is either too vague ("it depends!") or too confident ("always sell first!" — said by someone who knows nothing about your situation). We're going to do better than that.
■ Who We Are
We're Kathy, Joe, and Lauren Gordon — a mother, Dad, and daughter team at RE/MAX Professionals Inc. We specialize in downsizing, estate sales, and exactly the kind of move you're contemplating right now.
Throughout this four-part series, we'll show up with real opinions, real market data, and the occasional family disagreement. We are a real family. Lauren usually wins the arguments. Kathy would like that noted for the record.
■■ The Two Paths — No Fluff
Here's the honest version of both options:
| ■■ Sell First | ■ Buy First |
|---|---|
| You know exactly what you're working with before committing to a purchase. | You find your next home first. One move. No couch-surfing. |
| Risk: You may need temporary housing between closings. | Risk: Carrying two mortgages — even briefly — adds real financial pressure. |
Neither path is wrong. Both have real trade-offs. And — here's what most people don't know — there are hybrid strategies that split the difference beautifully. We cover those in Part 3.
■ What the Etobicoke & Mississauga Market Is Saying Right Now
- Etobicoke detached homes (Alderwood, Mimico, The Kingsway, Long Branch) are moving in 14–28 days when priced well. Sellers here have strong equity.
- Humber Bay Shores and Queensway condos have more inventory right now — which is actually good news if that's where you're buying into.
- Mississauga's Port Credit and Lakeview offer more breathing room in townhomes and condos than in detached.
- Carrying two properties is more manageable than in 2023 — but it still adds up fast.
The right move depends on your equity, your target property, and your tolerance for uncertainty.
There's no universal answer — but there IS a clear answer for your situation.
